Spring Market and Interest Rates

I have become extremely busy in the past month with both Listings and Purchases.  Why?  Because interest rates are at an all time low, FHA loans are now much more streamlined, and the homes in the MD, VA, and DC markets have really bottomed out in my opinion (judging from the numbers I have seen when looking at sales stats in the MLS).  My listings in Norther Virginia have increased and so have the offers I have received on them.  Most of the homes I have listed recently have had offers on them in less than 30 days.  The DC condo market is hot.  There is actually not a ton of inventory so when something nice comes onto the market, there are several offers that I have seen in my experience.  Now is the time to get a 'deal' period.  First time homebuyers…

Short Sales: The New Wild West

Tom Troli’s client had already been preapproved by two lenders for a short-sale purchase. It seemed like the deal was moving ahead smoothly. But that’s when Troli, CRS®, GRI, was presented with what seemed to be a make-or-break condition by the lender who held the seller’s mortgage.

 

The lender said it wanted to do its own preapproval on Troli’s client just to be sure he really could get financing, but then the company proceeded with a hard-sell pitch to originate the new loan. “I’ve been flat-out told by these lenders, ‘We want to sell to someone who uses one of our lenders,’” says Troli, a broker with Prudential Wheeler/Steffen Real Estate in Claremont, Calif. “It seems like a conflict of interest.”
